Every property, whether it’s for sale, lease or vacation rental should look it’s ‘best’ but not like something it isn’t. Our buyers may have taken time off from work, traveled great distance and spent a lot of money to look at a couple of pieces pf property or stay a week in the rental of choice.
For the home buyer, primary residence or second home, they want to know ahead of time what to expect. They may write off properties they would have been happy with because of what they saw on the Internet, or they may be peeved when you show them that home they fell in love with because the pictures showed a spacious, well lit home for $410,000 that in reality was under 1600 sq feet.
Or, maybe they just walked in off the street. If so, why did they walk into your office instead of the one across the street. They probably looked at the listings in the window and made their decision based on that all important ‘first impression‘.
The marketing, choice of virtual tours, availability of quality pictures and accurate descriptions will play a greater role then the ‘asking price’ in how long a property stays on the market.
