It would be easy to wow you with a few staged model homes, unfortunately the clients you represent do not have stages model homes. They have homes that are lived in and have been furnished according to their taste or possible just what they have.
We are not going to go clean their homes or put away their dishes or clean their carpets. You are going to arrange that. Your the expert, that’s why they hired you and it’s your job to convince them they need to put their best face forward. It’s not ours.
We are going to work with the canvas you have given us. In today’s market the client needs to have something that stands out. Think of us as a tool, your tool, their tool, doesn’t matter. we record what is there. We have included samples that reflect this area of concern, you will see them and when you do, remember that we are a tool to help you sell that property, use us well. Once again, we didn’t have to show you anything but the best.
Another important thing to keep in mind is that you are the realtor, not us. Not all images will be to your taste and I can assure that not all shots are to our taste. We give you the flexibility to choose what you want to present or your client likes best. We just take the best pictures we can.
Our first example is a view home with horrid street access and no vantage point for a decent exterior shot of the home, so we tried to show the ambiance of the grounds.

Second example is another view home whose interior lighting was very difficult to work with. There are three main pictures of the kitchen, do you like the one that also shows the laundry room, just the kitchen or the one that gives a glimpse of the eating area attached to the kitchen. It’s your decision, not ours.
Larger, well appointed home appeal to a more affluent buyer so the images presented need to express that.
Next is another view home, small and condensed where it didn’t take much furniture to crowd the living areas, here we still needed to give it a more spacious look without resorting to the flattened wide angle shots that have becomes so popular and fake.
What do you do when the home is just not really furnished as a home or a business, you make the best of it.
Big, spacious homes are a dream to work with, unfortunately most of what is listed are not big and spacious, but they can still be presented warm and inviting. These are generally starter homes so having a wild children’s bedroom or nursery can and should be included.
Lastly, consider how vibrant we present an image. We fuse multiple exposures to get that even lighting that also allows us to what is on the other side of the window. This procedure allows use to get some nicely kicked up images. The next example does not load any more pictures, just the two presented. Remember you are selling a home, not writing a article for a home decorating magazine. Saturated works, just don’t over do it.
First image is pushing it, but still works but the second one has just been pushed to far.
