OUR TOTAL MARKETING PACKAGE

Selling a home in any market will depend greatly on the marketing of the home.

Listing the home in the RMLS/MLS is fine for a start and for this you need a Realtor. But unfortunately most Realtors juggle your home with other listings and once the listing has been acquired, a few photos taken and a flyer, then marketing pretty well stops.

If you are considering For Sale By Owner then you can generally find a cut rate broker who will for a fee list your home in the RMLS/MLS. Then you are on your own. If the RML listing doesn’t include a ‘consideration to broker’ statement, other Realtors will ignore the listing as there isn’t any fee to be paid if they bring you a buyer. And you still need to market the home yourself. Are you up to it?

Our recommendation is a good Realtor and our services, in many cases the fee can be included into their listing fee.

ADREM (us) should be considered either way, if a Realtor uses our services then our fee will be paid at closing and when the home sells. That’s right, we don’t get paid (just like the Realtor) if the home does not sell. If you choose For Sale by Owner then our fee is negotiated up front with the seller.

If you go with a Realtor then we can recommend the ones we would use our selves.

Now to what we will do to help you sell your home, how our marketing package is the best choice you have.

1. Staging. We will discuss how to prepare your home to show it off in the most professional manner, what to put in storage (un-clutter).

2. Photographing. We will photograph your home professionally (check our sample photography). Not the RMLS/MLS quantity, but photograph all the assets and avoid the distractions. Our pictures will be straight, level and cropped along with color correction. No joke, we know a few Realtors that use their cell phones to take their pictures and leave toilet seats up.

3. Virtual Tour. We will create inviting and professional done virtual tours (once again, check our samples)

4. Branding. If we are working with a Realtor then there will be two internet postings of both pictures and the virtual tours. One for the RMLS/MLS listing that does not allow Realtor Branding and one that does have branding that the Realtor and their Broker can include in the flyer and use elsewhere.

5. Flyers. We will design and provide a PDF flyer that is well thought out and professional, this will be available for proofing by both the home owner and Realtor. It will be edited until the customer is satisfied.

6. Internet Ads. We will also create a similar HTML flyer for use in Craigslist, we will then post the flyer and make sure it stays current on the internet until the listing expires or the home sells.

Any other marketing can be discussed, after all we want your referrals.
